ZONING:

Our zoning authority for the entire Town of Oconomowoc including the Okauchee area is Waukesha County Department of Parks and Land Use.  A zoning permit is required when a structure or part thereof is located, erected, moved, reconstructed, extended, enlarged, converted or structurally altered.  This zoning permit is required before a building permit can be issued.  Please call 262-548-7790 and ask for the ‘Planner of the Day”, they are available Tuesdays through Fridays.  They also provide size and setback requirements for all buildings, sheds, decks, pools, etc.

PRELIMINARY SITE EVALUATION (PSE):

For any new structure, shed, deck, pool, etc. in an area not served by municipal sewer, you must also contact the sanitarian for a PSE at Waukesha County Environmental- 262-896-8300.

WATER SUPPLY:

The Town has no municipal water service for any property.  Most areas are private well, however some subdivisions are served by a community well.

The authority for private wells is the DNR Drinking Water Speacialists and they can be reached at 262-884-2356

NEW DRIVEWAY ACCESS FROM ROAD:

NEW HOME PERMIT FEES- BUDGET NUMBERS:

-Building Permit- Base fee of $500 plus $.40/sq. ft. for ALL floor areas- basement, 1st floor, 2nd floor, garage, etc. no matter if finished or unfinished.  This covers building, electrical, plumbing, HVAC, review, state seal, erosion control, etc. 

-Occupancy/Road Bond- $2,000.00 (refundable at time of occupancy)

-Fire number sign- $50.00

-Driveway access permit (when necessary)- $100.00

-Sewer impact fee for Baypoint/Westshore- $10,450.00 for 2017

-Zoning permit required- Call 262-548-7790 and ask for the planner for fee.

-Grading plan approval needed for some subdivisions by Town Engineer for a small fee.

DOCUMENTS NEEDED FOR NEW HOME:

2 sets of detailed construction plans.  Please include all wall bracing details per SPS 321.25 including WSP locations marked on the plans.

3 copies of Surveys (include grading plan and erosion control locations).

1 Heat/Loss/Calculation per 2009 IECC.

1 copy of Sanitary permit unless served by municipal sewer.

1 Uniform Building Permit Application (Generic State Form).

1 Zoning Permit- Call 262-548-7790 and ask for the Planner.  Zoning permit will be mailed to my office after being issued.

DOCUMENTS NEEDED FOR ADDITIONS, SHEDS, DECKS, ETC.:

2 sets of detailed construction plans.  For house additions only, please include all wall bracing details per SPS 321.25 including WSP locations marked on the plans.

1 copy of PSE approval (Waukesha County) for non-municipal sewer areas.

Zoning Permit- Call 262-548-7790 and ask for the Planner.  Zoning permit will be mailed to my office after being issued.

Total cost of construction- material and labor for entire project for everything, as if done by a contractor.

DOCUMENTS NEEDED FOR OTHER REMODELING PROJECTS:

2 sets of detailed construction plans.

If adding a bedroom(s), 1 copy of PSE approval (Waukesha County) for non-municipal sewer areas.

If finishing basement or lower level, please calculate total square footage of proposed finished area.

Total cost of construction- material and labor for entire project for everything, as if done by a contractor.

DOCUMENTS NEEDED FOR FENCE PERMIT:

2 copies of survey or site plan showing where the fence is proposed.

Check for $50 payable to Town of Oconomowoc

General regulations: 3’ high in front yard, 4’ high in side and rear yard.  Please stay a minimum of 3’ off property lines to maintain back side of fence without going onto neighboring property.

Fence variances must go through plan commission.  Extra fees apply.

If installing a wood type fence, the "good side" shall face the neighboring property if applicable

DOCUMENTS NEEDED FOR RAZING PERMIT:

2 copies of survey or site plan showing what buildings are being removed.

Utility disconnect letters (Gas and Electric).  If municipal sewer, separate plumbing permit required by licensed contractor to cap/abandon sewer.  If Septic system, it shall be properly abandoned by State Plumbing requirements.

1 copy of Asbestos testing report. - Some razing projects require a Notice of Intent to be filed with the DNR

1 copy of Asbestos abatement report (If necessary).

Cost:  Varies around $250 depending on total square footage of structure.

NOTE:  No permits required for replacing roof shingles, residing or replacement windows and/or doors (same size or smaller) on any home.  Larger windows and/or doors would require a building permit from the Town with the necessary construction plans.
